



This 6-storey, 3,100m² reinforced concrete frame with basement was constructed to an exceptionally high specification overlooking the Rochdale Canal. A sealed sheet-piled cofferdam was installed adjacent to Piccadilly Basin, with 24-hour pumping maintained to create a dry, stable environment for basement construction. Post-tensioned flat slabs span up to 12.5m between columns, reducing reinforcement and delivering flexible open-plan space. Circular and elliptical columns were formed to a premium architectural finish, with blow holes limited to 3mm. A 7m-high feature wall with a textured timber finish was achieved through precise shutter alignment and controlled concreting techniques. The project was shortlisted by The Concrete Society for its outstanding design and quality of finish.
